7 PROPERTIES – 14 INVESTORS

THYLANDER 2 was established towards the end of 2011, and in 2012-2013 the fund made investments for a total of DKK 420m in seven well-situated properties in Copenhagen, Islands Brygge and Frederiksberg.

The property was purchased in 2013. The total area comprises approx. 4,600 m2, including two commercial tenancies. The largest tenant is the Danish Road Directorate. There is an additional 12 residential tenancies of an average area of 166 m2. Seven of the 12 residences are fully or partially renovated.

VALUE CREATION

Through renovating a previously non-renovated residential tenancy and thus increasing the quality level of this well-situated residence, the fund has realised a value-adding potential. Re-letting can subsequently take place at a significantly higher rent level.
Two top-floor flats of approx. 200 and 150 m2, respectively, are established. The latter will have exclusive access to an approx. 40 m2 roof terrace. Establishing these residences exempts the property from building taxes. This involves a significant cost reduction and value increase for the property.
